When a 75-gallon gas water heater serving multiple units in the Briarcliff Place Condominium complex failed on April 18, 2025, residents were left without hot water and the building faced the risk of ongoing leakage. Fix & Flow Plumbing was brought in to provide a long-term solution, delivering both parts and labor for a complete system upgrade.
The failed water heater was safely shut down, drained, disconnected, and removed from the property for proper disposal. In its place, technicians Michael Lamb and Ben Silis constructed a new mounting wall in the basement and installed two high-efficiency Navien 240A tankless water heaters. These were integrated with the existing storage tank and recirculating loop, taking advantage of the built-in circulation pumps to maintain seamless hot water delivery.
To ensure safe and code-compliant operation, new gas lines were installed, fresh intake and exhaust venting was drilled through the foundation wall, and a condensation pump was added to manage drainage. The system was fully configured with one unit set as the lead and the second standing by for consecutive operation—ensuring reliability and efficiency under all demand levels.
After thorough startup procedures, leak testing, airflow verification, and system calibration, the installation was complete.

By replacing a single failing 75-gallon tank with dual tankless units, the system delivers consistent hot water across multiple units, improves energy efficiency, and provides long-term reliability—minimizing downtime and maximizing comfort for residents.
