What should I do in a plumbing emergency?

How long do water heaters last?
A standard tank water heater typically lasts 8 to 12 years with proper maintenance. Tankless water heaters can last 15 to 20 years. If your water heater is over 10 years old and showing signs of trouble — rust-colored water, unusual noises, or inconsistent temperatures — it may be time for a replacement.
Should I get a tankless or tank water heater?
